How Do I Get My First Listing?

It needs to be said early to all real estate sales people, that the first 2 years in our business are the most difficult.  Probably the biggest challenge that all new REALTORS® have to face is that they just simply don’t have the confidence in their knowledge and skills to believe that they are helping people as well as a more experienced salesperson, and that they simply don’t know what the best thing to do to help people is.confidence

In my case, I suffered from this only slightly, and it was largely because I believed 2 things – first, that I am smart and eager enough to figure out the answers to any questions that my clients would have, and second, that I had some resources (namely the managers, mentor and others real estate agents in my office) that I believed in that could tap into if needed during the process.

So I went out and dug around in every way that I could think of to get that first listing – including flyering my own neighbourhood, attending networking opportunities, chatting with my few friends in this city (which was new to me), doing open houses, and even some cold calling and door knocking.

I got my first one though, through a pretty simple process.  I was consistently doing open houses in one neighborhood for a couple weeks, and sending invitations out to the neighbours to come out and see it.  After one particular open house, at which I had had about 6 sets of guests, and collected a couple names and numbers, I sent out a follow up flyer (hand delivered it).  It simply said “I held an open house at your neighbours house this past Sunday, and although we didn’t have anyone interested in that home, we did have some interest in the neighbourhood, so if you have been thinking of selling, please give me a call”.  4 or 5 days later, I got a call for a CMA appointment, and a week or so after that, my sign went in the ground… And we were fortunate enough to sell it in 10 days or so.

That activity certainly became one of the elements of my marketing plan for years to come!
