What Makes a Great Open House?

As many agents will tell you – it is pretty rare to sell a property while at an open house.  For the most part, properties are selling via a buyers and sellers agent connecting either in person or electronically.  There’s a pretty good reason for this – imagine the scenario in another context – you are a buyer in the market for apples – but the only time you can go see apples is on Sunday afternoons, while the rest of the world is buying them 24 hours a day, 7 days a week.  What kind of apples are you going to get?

That being said, there are a few things that agents can do to help make any open house the best it can possibly be – both for the seller and for the agent themselves.  Here are the top 3:

1. Know the area – anyone can search MLS to see properties, inside and out, but the open house becomes an opportunity to gain more intimate knowledge about what it’s like to live there.  The agent should be able to give you an idea on what the neighbourhood is like, amenities nearby, drive times to key parts of town etc.  The benefits to the seller are that the agent can really paint the picture of life in that home on their behalf, and for the agent – they set themselves out to prospective clients as real experts in the area.

2. Maximize Exposure – Even though it may not be the most efficient way to find a home, there are still real buyers out there looking on Sunday afternoons.  Agents should develop a solid marketing plan to draw in as many buyers as possible – which has obvious advantages to the seller, but also brings even more opportunities to find potential clients.

3. Create a “Sales Team” – If the house is properly priced and presented (staged), then every person who goes through the home should become a “member of the sales team” – or someone who is speaking highly of the property.  The agent can make sure that everyone in the neighbourhood knows that you are having an open house, so that they can become salespeople to everyone that they know might be interested in the area!

Even if your open house doesn’t directly relate to a sale that day, it can certainly lead to an increased exposure for both the home and the agent, so can be a great opportunity for both if done properly!
