5 Summer Projects to Boost Home Resale Value

To get the best return on investment (ROI), you can put a priority on jobs that are likely to be more valuable than others. Summer is the ideal season to get outside and invest your time, money and resources in a project that is going to pay back. Here are the top five outdoor home improvements worth your investment:

One: Build a deck or patio

Add visual interest, enjoyment, and resale value! Start with a trip to your local library or lumber store to research ideas, choose a style that fits your time and budget. Plan ahead and check your municipal building requirements as a building permit may be required for decks above a certain size and height.

Two: Install a sprinkler system

On average, homeowners use 50 per cent more water than necessary on their lawns. Automatic lawn sprinklers are designed to allow proper irrigation through timing and even water distribution. Save money in the long run through lower hydro bills and avoid overwatering or basement seepage.

Three: Landscape your property

Landscaping is a great way to add visual interest to your home and often results in a significant return on your investment. Be sure to consult a trained professional before tackling a landscaping project to ensure that your project has all the proper elements.

Four: Build or replace a fence

Boost your privacy, security and safety by defining your property lines. Consider your needs and find a fence that fits with how you use your yard. Do your research and consult with neighbours to determine if you can complete the project jointly.

Five: Re-shingle a tired roof

Raised shingles or water seepage are tell-tale signs of wear. Choose a qualified roofing contractor or do the job yourself; you’ll want an accurate estimate of materials, disposal options for the old shingles, proper safety gear, and plenty of hands available for the job.
